Walsh provided full structural and civil engineering services including detailed design and RC details on the Island Point development. It consists of two residential blocks of flats (Blocks 2 and 3) and houses and maisonettes (Blocks 1, 4 and 5). The maisonettes of Block 5 are built over the transfer slab above the basement car park.
The residential blocks are four to six storeys in height and use a concrete frame on piled foundations. The houses and maisonettes are up to three-storeys-high and are traditionally constructed using load-bearing masonry with floors of beam and block, omnia for intermediate floors and posi-joist construction for roof levels. Vibro concrete columns were used for piling.
Walsh also assisted with cut and fill analysis to evaluate efficiency of proposed external ground levels. Flood Risk Assessments were conducted which recommend raising the external level to a minimum of 300mm above peak flood level as the site is located in Flood Zone 3 of the River Thames.
