Residential development for the regeneration of Stratford

Located on the fringe of Stratford’s Queen Elizabeth Olympic Park, this residential development of over 470 units utilises an efficient RC frame design in combination with lightweight steel roof structure on a constrained site. Developed in a joint venture with Notting Hill Housing Group and referred to as New Garden Quarter, this scheme was key in the regeneration of East London’s Stratford.

Walsh were appointed as structural and civil engineers to develop and deliver the scheme over two phases. The 8 storey development required significant negotiations with the local highways authority due to the adjacent raised road and bridge, as well as negotiations with Network Rail and High Speed 1 which constrained the other site boundaries. Walsh, in conjunction with specialist subcontractors, developed a temporary works solution to retain the road which was up to 8m above foundation formation level and developed the construction sequence leading to the permanent retaining solution.

The lean design of the RC frame and lightweight upper roof structure led to reduced structural transfer depths at first floor which were constrained by maintaining sufficient head-height for the undercroft car parking at ground floor. Wash also designed a GRC-clad bolt on structural steel façade on the key elevations facing the centre of Stratford.

Our site-wide SUDS design was developed in conjunction with the landscape architect and utilised the pond within the 2-acre central garden square as part of the attenuation system to store rainwater.
