Tailoring a new-build for commercial, life sciences fit-out

Following the base build for this prestigious mixed-use space in the heart of Kingā€™s Cross, Walsh were enlisted to fit-out the space for an office environment and potential Life Sciences usage. This required meticulous planning and structural modifications to accommodate the new functionalities seamlessly.

Significant cut and carve works were undertaken in the basement to accommodate an additional water tank. This required precise back analysis for additional loading and involved the removal of two structural walls. Additional core wall penetrations were strategically added to allow for the updated (M&E) requirements.

Previously a void had been left for a future stair at the lower ground floor, however the location and details for a stair were amended for the proposed fit-out. We reanalysed the existing structure to facilitate this addition, allowing for fixing points into the existing slab and liner wall.

The proposed stair was installed through the existing cavity drain system which posed unique challenges. Our approach involved the installation of plinths for support, designed to minimise impact on the waterproofing system.

The resulting property is suitable for the usage of its tenant with intervention minimised and load-paths for the residential units above protected.
