This green and sustainable development with a low carbon footprint will replace the old Salvation Army headquarters and provide an improved streetscape to Rockingham Street. It is targeting BREEAM Excellent and exploring opportunities to achieve BREEAM Outstanding. Walsh has been working with Rockwell to develop the planning application.
The proposed building will feature a large basement and is adjacent to the Northern Line tunnels between Elephant and Castle and Borough High St so Walshās Geotechnical team conducted a Basement Impact Assessment (BIA) and the Civils team engaged with TfL to identify any potential issues and include measures to mitigate this in the proposed plans.
Our Structural team developed alternative sketch proposals for the buildings; scheming steel, concrete, and timber hybrid options, as well as optimising the structure by looking at alternative spans arrangements to balance the embodied carbon and flexibility of layouts. We then identified comparative foundation solutions for each.
Once this had been done, we input each scheme – substructure and superstructure – into whole life carbon assessments and carried out a valve engineering exercise to identify unnecessary cost items. This work allowed Rockwell to identify the optimum solution and achieve cost surety before applying for planning.
