Walsh provided structural and civil engineering planning support for Crossharbour District Centre, the redevelopment of a 4.5 hectare site upon which an existing ASDA store and large surface car park had been built in the 1980s. The client wanted to make better use of the site in the context of neighbouring Canary Wharfās own regeneration and deliver a new mixed-use residential, commercial and social hub at the heart of Crossharbour.
Walsh firstly explored options for either diverting or building-over a large diameter Thames Water trunk sewer which ran straight through proposed basement, allowing the client to make an informed decision. We then engaged with a Thames Water-approved contractor to develop a design for this diversion and supported negotiations with the trustees of neighbouring Mudchute Park as diversion would need to commence on their land.
To develop a structural solution suitable for the open spaces required by the ASDA store and support the high-rise residential units above, we provided extensive coordination with the architect and ASDA team, particularly around column placement and transfer structures. High-level advice on these structural aspects informed clientās cost plan and their financial viability assessments.
Finally, we provided construction methodologies and phasing advice which was a critical component of the planning application as the existing ASDA store was to remain open throughout the works.
